Their property preparation standards are also very high which I think translates into many more showings. They know what they're doing. I was initially referred to the company by a coworker who praised Erica and Christina. I was happy when I got them assigned a few weeks before my previous tenants were going to move out. Erica was super responsive and straightforward at all times. She made arrangements to have the property inspected, fixed and cleaned up fairly quickly. The vendors they use are also quite diligent. I remember one of the vendors came on a Sunday to assess the state of the landscaping for property preparedness. The photos they took were also outstanding. Living out of state, it’s very important to us that we have a management company that understands the market and marketing and can handle situations that may arise in a professional, timely and legal manner (ex: they recently helped us extricate a problematic tenant without the need for legal action). 1836 has checked all of our boxes. They also provide us with sound advice - yet, ultimately, defer to our decisions (so long as they abide by the law!). We can’t afford cut-rate management from >3000 miles away.
